Off-Market Acquisition
You want out of a property, or the business tied to it. We buy commercial and industrial real estate directly — no listing, no showings, no marketing period for your competitors or employees to notice.
Principal Buyer · Commercial & Industrial Real Estate
5 Arrows Group buys commercial and industrial property directly from owners and operators across the Southwest. No listing. No broker marketing period. No waiting on a bank that's already made up its mind.
Five paths, one outcome
You want out of a property, or the business tied to it. We buy commercial and industrial real estate directly — no listing, no showings, no marketing period for your competitors or employees to notice.
Keep operating out of the facility you've built your business around. We purchase the real estate and lease it back to you on terms you help set, converting a fixed asset into working capital.
Payroll, a growth opportunity, an inventory buy, an unexpected obligation — short-term capital secured against real estate you already own, structured around what you actually need.
A maturing note, a covenant default, or pressure from a lender that's stopped being patient. We move fast enough to resolve the obligation before it becomes a forced sale.
Why owners work with us
Most real estate transactions run through brokers, appraisers, loan committees, and months of marketing. When you need certainty — or discretion — that process works against you. We buy as principal, with our own capital, and we're built to move at the speed the situation actually requires.

How a deal actually moves
Tell us about the property and the situation. Nothing leaves this conversation without your say-so.
We look at the real estate, the operations if relevant, and any existing debt to understand what's actually possible.
A written offer with a real structure behind it — purchase, leaseback, or bridge — built around what you need out of it.
Once terms are set, we close as fast as the situation requires — or as slow as you need it to be.
What we look at

The Principal
5 Arrows Group is a private investment group with more than 10 years in commercial and industrial real estate, led by Justin Dodd.
Founder & Principal, 5 Arrows Group
Justin founded 5 Arrows Group to give owners of commercial and industrial real estate a direct, principal buyer — someone who can move on the owner's timeline instead of a broker's marketing calendar.
He also leads NRG Realty Group, the commercial real estate brokerage he founded in 2015 to serve the shale-play markets. Since founding NRG, he's brokered over 400 office and industrial transactions for energy-related clients across every major U.S. shale play, valued at more than $300 million. Before NRG, he worked in business development and brokerage for a turnkey energy-sector brokerage, development, and construction firm, managing client projects through acquisition, design, and construction. That vantage point — seeing deals from both the brokerage side and the principal-buyer side — shapes how 5 Arrows Group underwrites and closes.
A lifelong Texan, Justin grew up visiting well sites with his father, who worked in exploration and production — trips that shaped a lasting interest in the oil and gas industry he still carries today. He's a graduate of Baylor University (Real Estate & Finance) and lives with his wife, Casey, and their kids.
Common questions
No. There's no listing, no signage, and no marketing period. Conversations stay private, and we're glad to sign an NDA before you share any details, if that makes the first call easier.
A broker markets your property to find a buyer and takes a commission for it. We're the buyer — no listing, no showings, no marketing period, and no commission to negotiate around.
We're primarily self-funded, with credit facilities available when a deal calls for it. That means we're rarely waiting on a lender's timeline to close.
Tell us where things stand. We've closed deals specifically to resolve a maturing note or lender pressure before it became a forced sale — timing like that is exactly what we're built for.
Outright purchase, sale-leaseback, joint venture, or secured bridge debt — whichever structure actually fits what you need out of it.
None. A conversation costs nothing and doesn't commit you to anything.
Confidential & no obligation
Every conversation starts private and stays that way unless you decide otherwise. There's no cost, and no obligation, to find out what's possible — and we're glad to sign an NDA before you share any details, if that makes the first conversation easier.
